Tenant FAQ

  • To apply for a rental property, please visit our website and find the property you are interested in. Click on the "Apply Now" button and fill out the online application form. Make sure to provide all the required documents and information for a smooth application process.

  • You will typically need to submit a government-issued ID, proof of income (pay stubs, bank statements), rental history, and references through our secure online application. Additional documents may be required based on the specific property or landlord requirements.

  • The application processing time can vary depending on the number of applicants and the responsiveness of references. In general, we aim to process applications within 1-3 business days.

  • Absolutely! We encourage you to drive by before scheduling a showing or submitting an application.

  • Lease terms are outlined in the lease agreement provided upon approval. The lease will include details such as the rental period, rent amount, security deposit, pet policy, maintenance responsibilities, and other terms and conditions.   • Security deposit, plus first full month’s rent & prorated, plus lease-signing administrative fee of $125 which is due with the deposit.

  • The security deposit amount is usually equal to one month's rent. This deposit is refundable, subject to the terms of the lease, and may be used to cover damages beyond normal wear and tear at the end of the lease agreement.

  • The non-refundable application fee is $70 per person per adult 18+. Each adult over 18 that will be residing at the home must submit and pay a separate application fee.

  • Rent payments can be made online through our secure tenant portal on the website. You can pay using a credit/debit card, ACH transfer, or other approved payment methods.

  • For maintenance or repair requests, log in to the tenant portal and submit a maintenance request form. We prioritize urgent requests and aim to address non-urgent ones within 48 hours.

  • Some properties allow pets while others may have specific pet policies and additional fees. Please refer to the property listing or contact our team to inquire about the pet policy for the particular property you are interested in.

  • There is no pet deposit, but we do charge pet rent. $50 per pet. There is also a one-time $250 pet acceptance fee which is a flat rate and not per pet.

  • Yes, we pro-rate on a per-diem based on the monthly rental amount.

  • Lease renewal or termination procedures will be outlined in your lease agreement. Tenants need to provide notice if they intend to move out or renew the lease before its expiration.

  • For emergencies like fire, gas leaks, or flooding, please dial 911 immediately. For urgent maintenance issues outside of business hours, please call our emergency maintenance hotline at [emergency contact number].

  • Any changes or improvements to the property must be approved by the landlord in writing. Please contact our office to discuss your request.

  • We accept vouchers at select properties; please check the listing description of the specific property you are interested in.

  • The resident is responsible for all utilities (electric, water and gas) unless otherwise specified.
